Online notarization of recordable instruments is state-by-state: Connecticut excludes real-estate documents, Georgia real-property documents need in-person notarization, and underwriter acceptance varies by county. Our rules engine gates every order before payment and flags known friction, but final acceptance always belongs to your recorder and underwriter — we'd rather tell you that upfront.

How do scan-backs work?

What are Closing Rooms?

Will underwriters accept online notarizations?
Notarizations performed under a state's RON law carry the same legal effect as in-person acts, and adoption among underwriters is broad but not universal — some apply county-specific practices for recorded instruments. We flag known friction points for your state at order time, and every executed package can be independently verified at our public portal, which underwriters tend to appreciate.
Who pays — the seller or our office?
Either. Send the link with payment on the seller, or put it on the office account — same itemized receipt either way, with notary fees passed through at cost and postage never marked up. Partner plans add a standing discount if your volume justifies it; the math is on the pricing page.
