Can a deed really be notarized online?
In most states, yes — remote online notarization is fully authorized in 43 states plus Washington, D.C., and deeds are commonly notarized this way. The exceptions matter: Connecticut excludes real-estate documents, Georgia requires in-person notarization for real-property documents, and recorders or title underwriters in some counties apply their own acceptance practices. We check your state and document before you pay, and we flag known friction points so you can confirm with the receiving party.
