What it is

Common questions

Do lien waivers need to be notarized?

It depends on the state. Texas and Mississippi require notarization on certain waivers; California's four statutory waivers do not. The mandated form and your state's rules control.

What does the notarized waiver look like when it comes back?

When you have one of these waivers notarized online, the notary administers an oath and attaches a standard jurat certificate as the final page of the executed document — that extra certificate page is a normal part of the notarization, and it's included in the sealed PDF you download.

What are California's four lien waiver forms?
